For more than 300 years, contracts for the sale or lease of land in Ontario have required ink and paper. Beginning July 1, 2015, electronic signatures can now be accepted on digital real estate agreements, deeds and mortgages in Ontario.

This is big news for a thriving real estate market in the Greater Toronto Area (GTA), where the average price of a detached home just rose over $1.052 million Canadian dollars. However, before you begin emailing contracts, take note from Toronto real estate lawyer Bob Aaron, via thestar.com:

Even though electronic signatures will now be legal in the real estate context, those signatures are only effective if it can be proved that the signatures are reliable for the purpose of identifying the person signing, and the attachment of a signature to the electronic document is also reliable.

Since the law does not define how to determine whether a signature is reliable, it is up to individual real estate agents and lawyers using electronic signatures to satisfy themselves that the legal requirements have been met.

I expect that the use of electronic signature platforms like DocuSign (docusign.com) will become popular among real estate agents and lawyers anxious to jump on the electronic bandwagon.

PARTNERS 2014: Constellation's National Customer Conference

Marriott Camelback Scottsdale: Build More 2013

From November 4-6, Constellation HomeBuilder Systems hosted over 200 guests from across the United States and Canada at the gorgeous JW Marriott Scottsdale Camelback Inn Resort & Spa. The three-day event brought our home building customers together with 25 representatives of the Constellation team, keynote speakers from home building and beyond, as well as Professional Builder magazine’s BENCHMARK Roundtables guests.

We are excited to see our customers taking time out of their busy schedules and out of their comfort zones to interact with fellow – often competitive – builders. With networking events tied closely to keynote and training sessions, the conference promoted discussion amongst builders, who were ready and eager to learn.

Our cocktail reception kicked off the conference, allowing customers to unwind with a cocktail as they arrived in Arizona. As the night wore on, a little Arizona rain shower kept everyone on their toes.

Dr. Nick Bontis kicked off the conference the next morning, with a lively keynote on the modern stresses of “information bombardment” and how to manage and maximize the data coming at you by the minute. Test your own ability to manage this information on nick’s website. A panel of top builders then discussed operations and how Constellation systems can be used to keep information flowing through the organization.

 

Lunch – the food at Camelback was incredible – was held alongside a mini “trade show” where builders had the opportunity to demo peripheral software to enhance their existing systems, including land development, custom reporting, digital marketing, and electronic signature applications. The afternoons brought a combination of software training sessions specific to the builder’s ERP system, or complementary keynotes delivered by Charlie Scott of Woodland, O’Brien, and Scott, Michael White of G1440, and Blayne Parrish of Center6.

Day two kicked off with Scott Sedam of TrueNorth on the Lean Building Revolution, and Drew Gallanar of DocuSign discussing how home builders can use electronic signatures to streamline the sales process. Software training again filled the afternoon with ideas and strategies, until Denis Leonard closed the conference with the Steps to Performance Excellence which tied into the next day’s events. Professional Builder magazine hosted Constellation builders at the National Housing Quality Awards, then kicked off the BENCHMARK Roundtables on Thursday.

Thank you to all customers who were able to join us in Scottsdale. It was exciting for us to have you all in one place again, networking and sharing ideas. We are looking forward to next year!

2013 NHQ Gold Award Winner: Charter Homes & Neighborhoods

The 2013 National Housing Quality Awards have been announced, and we are proud to report that two of our customers, DSLD Homes and Charter Homes & Neighborhoods, have taken the Silver and Gold awards, respectively. Congratulations to you both! At Constellation, we strive to aid our clients any way we can in their efforts to streamline building processes, and we are thrilled to play a small role in the success of these two remarkable builders.

DSLD Homes

In 2008, we implemented a Constellation solution for DSLD Homes, a brand-new homebuilder in Louisiana. Today, DSLD builds 687 homes annually, and we like to think that we played a small part. DSLD uses Constellation to help them collaborate, control costs, and eliminate mistakes.

DSLD boasts a 46-day cycle time, which is made possible in part by NEWSTAR Scheduling. Further, the article notes that the builder’s “trades are paid within two days of completing the work, even without submitting an invoice.” Again, NEWSTAR Scheduling with AutoPay and NEWSTAR Workflow Services allow the system to automatically transfer funds to the trades, as contracted, as soon as the work has been checked to the builder’s satisfaction. Charter Homes & Neighborhoods

Charter Homes has achieved the prestigious status of NHQ Gold, having progressed from Bronze to Silver in the previous two years. This is an enviable feat, as there have only been seven homebuilders to receive the honor since the award’s inception in 1993. Charter Homes uses Constellation software to manage their operations, with Sales1440 utilized for sales, marketing, planning, and tracking.
